It is our mission to help improve the quality of new-builds by inspecting plots before customers move in. We have worked with many developers over the past 8 years in this pursuit. Whether our role is to just spot-check a few plots a month to monitor the quality, or inspecting every plot to improve your processes in the final stages, we passionately believe our role as a professional snagging company should be working with - rather than against - developers.
We offer several different types of survey to suit your objectives: Our flagship service is our Snagging Survey, which involves a thorough inspection of the property (see below list) and is the service that most developers ask us to carry out. We highlight issues using our bespoke app which categorises issues in area, severity and includes the relevant tolerances and videos to help demonstrate the issue. This snag list is presented in a photographic pdf document alongside an excel version for the site to tick off when complete, and is issued within just 2 days.
Our Snagging Survey involves checking workmanship according to NHBC, Building Regulations and other regulatory bodies. Our inspection covers:
Elevations
Groundworks (inc soil quality & drains check)
Roof (using aerial camera pole)
Fenestration
Joinery
Plumbing & heating
Electrical socket tests
Tiling
Summary of paintwork and plaster (we can also tag up minor snags)
Fire safety and other hazards (e.g. carbon monoxide and gas leak test)
Some developers prefer us to carry out a Pre Completion Inspection according to the recent NHQB standards. Whilst this is not as in-depth as a Snagging Survey, it is a cheaper option and is issued within just 1 day.
As our team are all qualified in building thermography, we also carry out heat loss surveys for developers in the winter. Combined with our borescope survey, we are experts identifying issues causing heat-loss that your customers may report.

Why use HomeSnag to inspect your plots?
Assisting the site team: We spend hours snagging the property throughly using specialist equipment ranging from thermal cameras (to check the heating) to aerial camera poles (to check the roof). This frees up your site managers to concentrate on forward build.
Identifies serious issues before it is too late: Often we find issues that could have lead to developers being sued by the customer (particularly of a health and safety concern) that the site team and warranty inspector missed.

How it works
We first of all arrange a meeting with our Managing Director (via virtual video call or in person) where Tom can explain the process and benefits in more detail. From there we typically conduct a trial period where we inspect several plots over several sites. You can test and choose whether our Snagging Survey or Pre Completion Inspection works better for your objectives.
From there, we would typically require 2 weeks advance notice of plots needing to be inspected to ensure we prioritise the surveyors attending your plots over customer bookings. We will arrange with your site managers in haste to ensure the plots are ready for us (assuming they are to be kept informed rather than being a spot-check process you adopt). Once the surveys are issued, we submit our invoice for payment within 28 days.
How much does it cost?
We discount our surveys for developers due to the volume of work vs. the charge to customers. We will provide our pricing table to you in our initial meeting, but it is from just £250 +VAT (increases depending on the size of the property) and is discounted further if we can inspect multiple plots in a day.
