Unforeseen issues arise in new build properties at various stages which is why Developer's provide a warranty between 2-5 years.
On our Completion Snagging Survey we will check everything from the heating to paintwork. The check lasts on average 4 hours depending upon the size of your property.
After approx 4-6 months depending on when the builder attend to your first report, we will then revisit the property with the original list to check the most important work has been carried out to our satisfaction. Any new issues that have occurred (due to settlement or otherwise) that is deemed out of tolerance we will raise in a new report.
Depending what time of year you complete, we will carry out a thermographic heat loss survey inside and out [on houses only] on either the first or follow up re-inspection. Our inspectors hold a Building Thermography qualification so are able to identify issues ranging from missing insulation to draughts. We also use a borescope to spot check any areas which provides concrete evidence of any shortfalls.
We find it best carrying out the re-inspection between 6-18 months after completion to allow your builder time to complete the works and also before the 24 month deadline.
