External Inspection

As part of our standard snagging inspection for houses in London we carry out a thorough check externally including a soil test and aerial photographs. (except apartments)​

Internal Inspection

Most of the time spent on the snagging inspection will be inside as we go through a variety of checks from paintwork to plumbing. We check for damage and poor workmanship.

Thermographic & Borescope

Our professional snaggers are experts in heat loss. When booking you can choose a borescope inspection to the cavity wall insulation for just +£25. As part of the full package we carry out a thermographic heat loss survey.

The most comprehensive new-build Snagging Survey in London

Our snagging survey in London​ typically lasts 3 hours for an apartment and 5 hours for a house, depending upon the size. Our inspector will arrive between 8-10am and snag every part of your property including:
  • External birds-eye aerial photographs of roof and gutters
  • Insulation loft inspection
  • Brickwork and Pointing snagging
  • Issues with your external doors
  • Driveways, paths and inspection chambers 
  • Soil - topsoil and subsoil quality
  • Fencing 
  • Plumbing:  internal leaks / efficiency of heating
  • Flooring levels and blemishes 
  • Ceiling / Walls and Skirting board snagging
  • Corners and ducts are square, ceilings are level and walls are plumb
  • Internal windows: draughts, scratches and damage
  • Internal doors: twisting frames, rattling and un-level doors
  • Levels of sockets, switches and radiators [note we do not inspect according to drawings]
  • Staircase joinery snagging
  • Kitchen: inspect cupboard doors, sizing up the space for appliances, extraction test etc
  • Bathrooms: tiles and fittings
  • Paintwork and Plasterwork snagging
  • Thermal imaging of radiators
For an additional £25 on the snagging inspection on your house we can also check your insulation. This involves drilling into the mortar of brickwork in a few places (which we will make good afterwards) to check the cavity and using a borescope camera. For apartments in London we unfortunately do not inspect this but as standard we check the heating system using thermal cameras which includes under floor heating.
We also use the thermal camera to check for heat loss which can be due to draughts or poor insulation and our surveyors are qualified to identify issues.
To request this service it will be prompted as an extra during online booking or we can add it to the invoice at a later date

You will also get the option when booking to authorise us to use dot stickers internally. This will help the site quickly identify the snags we have highlighted, from a paint "snot" to an un-level door.

All our photos internally and externally are time-stamped to ensure there is proof of when the snag was recorded.
This is more reason to push for your snagging inspection to be carried out before completion if possible.
