One of the main selling points of a new-build property is that the house will be thermally efficient... but that's not always the case. We have been carrying out thermal heat loss surveys on new build properties for the past 7 years and have discovered hundreds of houses with missing cavity wall insulation, missing or poorly laid loft insulation, thermal bridging, draughts, inefficient heating systems and cold air infiltration.
We are the only nationwide snagging company that are qualified in Building Thermography. This is important because many snagging companies try to copy what we do, but they don't know what they are doing and are misdiagnosing issues. To do thermal heat loss surveys properly you need to conduct them in the correct conditions, use calibrated high-end thermal cameras and have the knowledge and training to know what to look for / what to discount.
We only carry out thermal heat loss surveys in the winter
We only carry out thermal heat loss surveys between November and February because we need to ensure the conditions are right. To book a heat loss survey with us you can choose to have it either as a stand alone service or as a package alongside a snagging survey. Our thermal heat loss surveys are an effective way to identify thermal inefficiencies in new-build properties. We use a high-end Flir thermal camera that is regularly calibrated to check for 'thermal anomalies', which can suggest issues ranging from missing cavity wall insulation to air infiltration behind plasterboard.
To ensure the accuracy of our findings, we arrive around 7am to avoid any interference from sunlight and to ensure the temperature difference between the inside and outside is significant. The heating will need to be on for a prolonged period before our arrival, especially if there is underfloor heating.
During the survey, we will conduct an external check for missing cavity insulation using a borescope camera, where possible. If we are unable to access certain areas safely, we will recommend further invasive investigation by the developer. We also carry out an internal heat loss survey, which allows us to identify additional issues such as draughts, cold air infiltration behind plasterboards, missing rigid board insulation, and loft insulation. We will also check radiators and underfloor heating systems for any air pockets or pressure issues.
