​We offer two types of surveys depending on the stage of your property's construction: Pre Completion Inspections (PCI's) and Post Completion Snagging Surveys. Additionally, during winter months we can perform thermal heat loss surveys to ensure your property is energy efficient.

Pre Completion Inspection


A Pre-Completion Inspection (PCI) follows a specific checklist designed by the NHQB (New Homes Quality Board) to provide homeowners yet to move in with a list specifying if areas of the property have met its standards or not.
The PCI is only suitable pre-completion and is issued within just 24 hours.

Snagging Survey


Our snagging survey is generally more in-depth than a Pre Completion Inspection as it is not restricted to the the NHQB checklist; rather expanded to include issues that are out of tolerance according to the standards of the NHBC and Building Regulations.
​This survey is only carried out after completing (unless consent granted by developer) and is issued within 48 hours.

While both a Pre-Completion Inspection (PCI) and a Snagging Survey aim to identify potential issues in a property before or after completion, they differ in terms of level of detail and equipment used. A PCI is more limited in checks and equipment, but it presents an opportunity for us to identify and raise crucial issues with the developer before you move in.

To ensure minimal delays, we deliver the PCI report to you within 24 hours and can also send it to the site manager if we have their email address. A PCI can reveal important issues like blocked drains, leaks, damaged units, poor workmanship in brickwork, joinery, flooring, plumbing, tiling, plastering, and more.

On the other hand, a Snagging Survey allows us to use more advanced equipment to check areas that are not easily visible, such as the roof, under baths, heating systems using thermal cameras, and checking the loft. A Snagging Survey enables us to identify a wider range of issues in line with NHBC tolerances.

We deliver the Snagging Survey report within 48 hours, and some of the areas we check include plumbing, electrics, glazing, flooring, plastering, carpentry, and finishing. Our goal is to ensure that your property meets the highest standards possible, and our experienced surveyors have a trained eye to spot even the most subtle snags.
